TERRANCE W. BIXLER
Terry began his commercial real estate career in 1989 with Signature Associates and later became a partner at The Thomas Duke Company. In 2010 he launched his own company ROC Real Estate, LLC. Terry brings over three decades of commercial real estate experience to his clients, augmented by his insight gained through government service as a Planning Commissioner and Zoning Board of Appeals member.
Terry has developed the diversified skills and knowledge needed to deliver a wide range of services to international clients headquartered in Mexico, Germany, China and Switzerland. He has worked with the US Marshal Service, Beaumont/Oakwood Healthcare Systems, University of Michigan Healthcare Systems, Penske Logistics, First Industrial Realty, Bank of America, Comerica Bank, Flagstar Bank and Morgan-Stanley Development to complete local site selection, property sales and leasing assignments. Terry has also worked with local retail, restaurant office, medical and industrial clients on a variety of projects.
Builders such as the R.A. DeMattia Company, Schonsheck, Inc. and Frankel Development Company have completed projects with Terry, ranging from 10,000 to 250,000 square feet. Residential developers, The Innovant Group and Howard Fingeroot have competed developments from 5 acres to 500 acres.
He has used S.B.A. financing, private equity and local banks and credit unions to provide up to 90% loan to value for deals ranging from $500,000.00 to $10 million in individual project value, often without personal recourse to clients on permanent financing.
Most recently, Terry formed commercial investment and development groups focused on Southeastern Michigan and recently launched a residential renewal project team in the City of Detroit.
Terry served as President of the Commercial Board of REALTORS® - CBOR in 2017 and 2018 and continues to serve as a Director of CBOR, CRE Pros and Michigan Realtors.
Terry has been married to his wife, Molly, since 1982. They have four sons, three daughters-in-law and seven grandchildren. He serves his local church as a Lay Pastor where he leads the Men’s Ministry and Safety and Security Team and is a mentor / teacher. Hunting, shooting sports, boating and camping along with the rare trip to the golf course keeps him active.
